    Let me take you the “company way,” straight into the formal living room.

    I’m a big fan of mixing patterns. Can you tell?

    And you wouldn’t believe how long it took to piece together that curtain rod and hang those window treatments. But they sure are pretty, aren’t they?

    I’m pretty proud of  this grouping of bargain botanical art I created.

    I see you’ve met McCoy, our 14-year-old  yorkie-poodle. We call her the queen of the ottoman empire. This is one of her favorite spots.

    My house is full of projects — completed and in progress. Those armoire doors are in the completed category.

    And you’ll never guess what they’re disguising.

    Now, it’s time to head into the family hangout part of our house, the keeping room. I have a 6-year-old little boy and I did mention I’m always working on a project, so no telling what this room will look like.

    Wait just a minute and let me pick up those Legos. (Actually, that wasn’t a very bad mess at all.)

    Our house is an open concept, so the keeping room, kitchen and breakfast nook really function as one big space.

    This is the place where we don’t put on airs. The design here is all about cozy comfort. Lounging and playing. And durability. Yes, those are both indoor-outdoor rugs! I have a kid and a dog, remember?

    I’ve probably done one too many projects on that kitchen table. It’s on my to-paint list, but I don’t look forward to tackling those Windsor chairs.

    One piece I don’t plan on painting is this antique empire hotel sideboard. It has quite the story.

    I don’t have a huge kitchen, but it’s bright and open. And it has the white cabinets that I love.

    and vintage decorating touches. I sure do, especially when you consider what this room used to look like.

    It’s my favorite room in the house.

    I could tell you a story about those Target Farrah Fretwork curtains. What an ordeal, finding those and hanging them. But that’s a story for another day.

    We won’t even talk about the master bathroom. Getting rid of that mural is high on my home projects wish list. I am not responsible for the mural. It was here when we moved in. I’m so desperate for a bathroom makeover, I’ll do just about anything.

    Let’s head upstairs now.

    Let’s just peek into the guest bedroom. It’s still a work in progress.

    We won’t spend long in my office/craft room either. It is a mess.

      Amy, you really kicked off the House Tour in grand style!!!! What a wonderful, warm home you have. I’m thrilled to see someone so effortlessly mix beautiful old classic pieces and the freshness of new things!!!! You certainly have a style all your own… Everybody strives for that but few actually achieve it!!! You, my dear, have IT!
      Your bedroom is my favorite too!!!! What a lovely retreat. I am wild about fireplaces in bedrooms… We really need to have one put in when we redo our bedroom next summer!

      Hi Amy!
      I can tell you have a wonderful flow to your home, one room flows beautifully into the next. I love the open floor plan and how each room marries well to the next. I can see your special touches throughout. Your Master bedroom with your special striped chair made me want to sit a spell. Great job!! Your little boys room is spectacular, what a lucky little guy. Fun tour and I enjoyed my walk through your lovely home,

      Hi Amy,
      I enjoyed taking the tour of your beautiful home today. I had already seen many of the rooms, but somehow I had missed your den with that awesome empire sideboard. I love the mix of your painted pieces with the wood finishes of your furniture. I was wondering where you got that magnetic chalkboard that’s on your refrigerator.

      Creating such a welcoming and warm home is hard work and you have succeeded in that!
